Loft Hatch Upgrades

The hatch is the part of the loft everyone forgets until they're trying to get a Christmas tree through it. A cramped, draughty opening makes an otherwise good loft frustrating to use and quietly costs you heat all winter.

In short — what loft hatch upgrades is

A loft hatch upgrade is the enlargement of the ceiling opening into a loft and the fitting of a new insulated, sealed hatch door in place of the original. It is needed where the existing opening is too narrow to pass boxes or take a ladder — common in new builds, where developers fit the smallest hatch permitted — and where the old hatch is an uninsulated board that leaks heat. Xtraspace Lofts enlarges and replaces loft hatches across Rainham, Medway and Kent from £150 to £350 fitted, normally in the same visit as boarding or a ladder.

Why the original hatch is usually the problem

Builders fit the smallest hatch the regulations allow, because it is cheaper and faster. That often means an opening you can get your head and one shoulder through, which rules out a ladder entirely and makes carrying anything bulky up there genuinely awkward.

The door itself is frequently a plain board dropped into a rebate. No insulation, no seal, and a straight path for warm air to escape into a cold roof space — a permanent draught in the middle of your landing ceiling.

What an upgraded hatch gives you

We widen the opening to a size that comfortably takes a ladder and the things you actually want to store, then line and trim it neatly so it looks like it was always meant to be there.

The new door is insulated to match the loft's insulation depth and closes against a compression seal, which stops both the heat loss and the draught. Where headroom allows, we can fit a hinged drop-down door rather than a lift-out board, so you're not balancing a panel on the landing every time you go up.

Frequently asked questions

Enlarging the opening and fitting a new insulated hatch is typically £150–£350 fitted, including lining and trim. It is usually done in the same visit as boarding or a loft ladder, which keeps the overall cost down.

In most ceilings, yes. The limit is what's directly around the opening — a truss web, a joist run or services in the way can restrict how far it goes. We check at the free survey and tell you exactly what size is achievable before you commit.

It is a small hole, but it is a direct opening between heated space and a cold roof void, and warm air rises straight into it. An insulated, sealed hatch removes that draught and is one of the cheapest things you can do for a colder-than-it-should-be landing.
